There is a house in Agua Dulce that has been listed for 711 days, and this morning 106 Santa Clarita homes held an open house believing they would be the fast one.

Connor MacIvor reads the number that runs the whole show. Sellers who never cut their price sold in 13 days at 100 percent of asking. Sellers who cut took 63 days and closed at 95 percent of their original number. About 1 in 3 sellers cut. That is 50 extra days and 5 percent off the top, and almost nobody prices it in before listing.

The order of events is what people get backwards. By the time most sellers cut, the fast buyers already walked through in week one and week two. The cut does not restart the clock. The cut is not the strategy, it is the receipt.
